Leasing Options
Dunn Real Estate offers various leasing options to meet the diverse needs of our clients. These include:
- Gross/Full-Service Lease: A commercial lease in which the monthly rent amount includes maintenance, taxes, and insurance.
- NNN Lease: A commercial lease in which the tenant agrees to pay all the expenses of the property, including real estate taxes, building insurance, and maintenance, in addition to rent.
- Double Net Lease: Sometimes called a net-net lease, tenant pays property taxes and insurance premiums in addition to base rent.
- Net Lease: Tenant pays property taxes in addition to rent.
- T.I. (Tenant Improvements): The customized alterations a building owner makes to a rental space as part of a lease agreement, in order to configure the space for the needs of that particular tenant.
- CAM (Common Area Maintenance): Refers to fees including maintenance, repairs, landscaping, walkways, and common restrooms.
- Restrictive Covenants: A covenant imposing a restriction on the use of a property or land so that the value and enjoyment of adjoining property or land will be preserved.
- Insurance Requirements: Common set of insurance policies that will be required for tenant to have in place.
- Lease Guarantor: Someone who signs a tenant's lease guaranteeing that rent payments will be made, typically, but not necessarily the actual tenant.
