Poor Maintenance and Repairs

The residents of The Vines On Highland, managed by Valley Income Properties, have experienced numerous issues with maintenance and repairs. One resident reported 13 different things that needed to be repaired in their apartment, including a leaking kitchen sink, bathtub faucets, and a noisy air conditioner. Another resident had to throw away hundreds of dollars' worth of food when their refrigerator broke down and wasn't replaced for five days.

Unresponsive Management

Residents have reported that the management team is unresponsive and unhelpful. One resident tried to request to vacate their unit online, but the system wasn't working, and they didn't receive a response from the management team. Another resident had to make numerous calls and work orders to get their cooler repaired, but to no avail.

Deposit Disputes

Several residents have reported disputes with the management team over their security deposits. One resident was told they wouldn't get their deposit back because the online system wouldn't accept their notice to vacate, despite multiple emails to the management team. Another resident was charged partial rent for June and late fees, even though they had notified the management team they were leaving on June 1st, when their lease was up.

Health and Safety Concerns

Residents have reported health and safety concerns, including cockroaches, bedbugs, and criminal activity on the property. One resident reported that the property doesn't even have a real manager's office on site, making it difficult for residents to get in touch with the management team.
