Our Journey

At Wheatland Property Management, our story began in 1981, when our company was founded with the goal of providing top-notch community association management services to our clients. Over the years, we have grown to manage over 1,300 homes, townhomes, and condos across nearly two dozen community associations. We take pride in our commitment to excellence, and we strive to deliver the highest level of service to our clients.

Our Philosophy

Our Services

As a comprehensive management company, we offer a wide range of services designed to ease the burden on our clients' board members. Our services include:

  • Homeowner Communication and Assistance: We act as a first point of contact for homeowners' questions or issues with dues, access to community documents, and other matters. We also handle generating and sending violation letters, delinquency notices, liens, and collections procedures.
  • Vendor Management: We act as the point of contact for vendors (invoicing, payment status, contracting) and title companies (liens, settlement statements).
  • Treasury: We can handle investment management (e.g., CDs) and asset management (e.g., Insured Cash Sweep programs to insure balances over the $250k FDIC limit).
  • Financial Governance / Bookkeeping: We provide reconciled financial statements (balance sheet, income statement, delinquency, prepaid dues, and more), bank statements, and draft annual budgets for our Boards.
  • Board Meeting Coordination: We can assemble Board agendas, coordinate meeting notice and proxy mailings, generate ballots, publish minutes, and more.
  • Technology: We support our associations via tenant portals to access HOA documents, events, and pay dues. Additionally, we leverage artificial intelligence technologies to aid in drafting letters and providing summaries of key rules and regulations or governing documents.
  • Records Retention, Compliance: We are well-versed in the Kansas UCIOBOR Act and help Boards remain compliant, including electronic records retention.
  • Maintenance: We have a maintenance team capable of handling or subcontracting almost any project or repairs, including common area maintenance, pool maintenance, coordination with contractors, and general handyman maintenance.
